BUYING AT ANDIA

There are two options for purchasing a condo at Andia:
  1. Go straight to the sales office and work with the builder’s representatives.
  2. Work with an experienced real estate professional to represent you as your buyer’s agent at no cost to you.
 
There are several reasons why working with a buyer’s agent is a superior option, especially when it comes at no cost to you as a buyer.
 
And it is important to note that prices at Andia are fixed and non negotiable, so when you walk into the sales office and purchase directly from the builder (BOSA), you will not get a discount nor a credit for not having an agent. This option clearly yields no financial benefit for buyers.
 

WHY WORKING WITH A BUYER’S AGENT IS THE BEST OPTION

  1. REPRESENTATION: The representatives in the builder’s sales office represent the builder’s best interests as the seller, not yours as a buyer. A buyer’s agent working with you represents your best interests and will carefully guide you through the new construction buying process. Your agent can also help you identify the best units in the building. As experts in the project and the surrounding construction, they know which orientation, elevations and units are most desirable to you as a buyer based on your budget, preferences and investment goals.
  2. AGENT FEES: Buyers do not pay the real estate agent fees, the builder (seller) does as they rely on outside agents to bring them buyers for their project. Please note: If you walk into the sales office without an agent, the builder will not credit you the buyer’s agent commission they would otherwise pay a Realtor.
  3. NEGOTIATIONS: Prices at Andia are fixed so there is no negotiation on price. However, other things like parking and storage spaces are negotiable as are upgrades such as EV charging stations, appliances and more. A professional with experience working with the builder will know how to get the most benefits for you as a buyer.
  4. CONTRACT: We will help you navigate through the complex new construction sales contract, which can often be intimidating and hard to understand.
  5. INSPECTIONS: At delivery of your condo, your agent will know exactly what to look for to request touch-ups or repairs by the builder and will guide you through the process for requesting repairs, claiming warranties and more.
